For years the default answer to "where should we go tonight?" in San Clemente pointed to the same six blocks of Avenida Del Mar. This summer that answer has to be reconsidered, because the city's gravity is splitting into two nodes at once. The downtown corridor is adding three sit-down anchors in a twelve-month window. North Beach, dormant for the better part of a decade, is coming back around a single building.
If you already live here, the practical question is which end of town absorbs your weeknight routine and which one you save for guests. The openings themselves answer that.
North Beach reawakens around the Miramar
The single biggest change to San Clemente's summer map is happening at the ocean end of Avenida Pico. A long-dormant coastal landmark is preparing for a new chapter as the Miramar Food Hall nears its anticipated opening in North Beach, set within the historic Miramar Theatre property, transforming a once-iconic movie house and former bowling alley into a modern gathering space centered on food, community, and coastal culture. The Miramar Theatre originally opened in 1938 and has stood for decades as a recognizable piece of San Clemente's architectural and cultural history.
The scale matters. The hall will open with 15 food vendors, and most of the seating will be on a climate-controlled outdoor patio. The project, located at the ocean end of Avenida Pico, is on track to open in June. The redevelopment is led by Wedgewood, restoring and reimagining the site as a destination designed to breathe new life into the surrounding North Beach district.
For residents south of the pier, the practical shift is that North Beach now has an actual reason to be a destination rather than a pass-through on the way to Dana Point. Fifteen concepts under one roof, all-outdoor seating, and proximity to the Metrolink platform on North El Camino Real means a Thursday dinner run no longer has to compete for a Del Mar parking spot.
Del Mar gets three sit-down anchors in twelve months
Downtown is not standing still while North Beach reawakens. Three new restaurants are converging on Avenida Del Mar and its immediate feeders, each targeting a different daypart.
The first has already arrived. Zov's Restaurant Group is preparing to open its first San Clemente location, bringing the longtime California-Mediterranean brand to Avenida Del Mar. After nearly four decades of shaping Orange County's culinary scene, Zov's is officially opening its newest location in the heart of downtown San Clemente on Tuesday, April 28, 2026. Founded in 1987 by Chef Zov Karamardian, Zov's has grown into a family-run institution with restaurants in Tustin, Newport Coast and Irvine. The company has owned the building for several years, converting the downtown space into what CEO Armen Karamardian describes as a "coastal, light, bright" restaurant with indoor-outdoor dining, a large bar and an upstairs private dining space overlooking Del Mar. Karamardian has called the San Clemente restaurant a "2.0 reimagining" of the brand, tailored to its coastal surroundings.
Breakfast is coming next. San Diego-based breakfast and brunch chain Broken Yolk Café is opening a new location downtown in San Clemente, at 201 Avenida Del Mar, close to the San Clemente Pier, in late 2026. The plan is to transform 201 Avenida Del Mar into the city's go-to destination for breakfast and brunch. A weekday breakfast counter within walking distance of the pier is not something the downtown blocks have carried in serious volume, and it changes the morning rhythm of the corridor as much as any dinner concept would.
A block off Del Mar, a fourth concept is in build-out. Russ Bendel has opened Parlor, Woodfire Kitchen & Cocktails, a pizza americana and spirits-forward restaurant, with a dinner-only debut planned for Monday, July 22, located at 216 N. El Camino Real.
And for the family-hours slot between lunch and dinner, a fifth arrival is on the way. Salty Turf, a new mini golf venue with a vintage golf-meets-San Clemente surf style, is breaking ground with plans to open its doors in summer 2026.
Put those five together and downtown is not adding volume so much as filling gaps. Breakfast, weeknight dinner, family activity, and a pizza-and-cocktails after-hours option are all showing up on the same six-block grid inside a single calendar year.
The dated summer calendar
The event side of the season is unusually front-loaded this year, largely because of the 250th anniversary programming at the pier. Here is the dated schedule worth putting on the fridge:

The Pier events at 622 Avenida Del Mar run July 2 through 4, with the movie beginning at dusk on the 2nd, the concert kicking off at 4:30 PM on the 3rd, and fireworks at 9:00 PM on the 4th, celebrating the 250th Anniversary of the Nation with live music, food, drinks, an outdoor movie and more.
The San Clemente Ocean Festival runs Saturday July 18 to Sunday July 19, 2026, and includes the International Lifeguard Competition, the Junior Lifeguard Competition, the Dolphin Dash, the Pier Bowl Surf Classic, a 5K Beach Run, and a Biathlon combining a 1K swim and 5K run. The 71st annual Fiesta Music Festival returns to the 100 and 200 blocks of Avenida Del Mar on Sunday, August 8, 2026, 11:00 AM to 6:00 PM, with a free shuttle from San Clemente High School running from 10:00 a.m. until 7:00 p.m. and a free trolley from the Outlets at San Clemente from 10 a.m. until 8 p.m. Context on scale: what began as a modest community gathering has evolved into a full-scale festival drawing an estimated 15,000 people from across the region. What actually changes for a resident
The pattern beneath these openings is worth naming. San Clemente has spent the last several summers as a one-node town, with Del Mar carrying almost every dinner reservation, every festival, and every guided walk from a rental. The 2026 season breaks that pattern in two directions at once.
North Beach becomes a real evening destination for the first time in a generation, because fifteen food vendors under one roof at the Miramar solves the "we can't agree on where to eat" problem in a way no single restaurant can. Downtown, meanwhile, gets what it was missing at the edges of the day: a weekday breakfast anchor at 201 Del Mar, a pizza-and-drinks room a block over at 216 N. El Camino Real, and a family-hours activity in Salty Turf.
For a resident who has been sending guests to the same three restaurants since 2022, the July-through-September calendar is going to reward a rewrite. If you live north of Palizada, the Miramar is now closer than most of Del Mar. If you live south, the Zov's patio and Broken Yolk's arrival mean Del Mar can carry a full day instead of just a dinner.
